1. Who you are booking with
Bookings are made with GreenHart Estate Holiday Letting, which manages the letting of privately-owned units inside GreenHart Village Estate, Palm Beach, KwaZulu-Natal. Each unit is owned by a private individual; we act as the letting agent.
2. Making a booking
You must be 18 or older and have an account with us. Because the estate operates controlled access, we require the full name, ID or passport number, phone number and home address of the person making the booking before it can be completed.
A booking is only confirmed once the deposit (or the full amount, where applicable) has been received and we have sent you a confirmation email. Selecting dates alone does not secure them.
3. Payment
- A deposit — normally 50% of the total — is payable at the time of booking to confirm your dates.
- The balance is due by the date shown on your confirmation, normally 30 days before arrival. We will email you a reminder and a payment link.
- If your arrival is already within the balance window when you book, the full amount is payable immediately.
- Payments are processed by PayFast. We do not see or store your card details.
- If the balance is not paid by the due date we will contact you. Persistent non-payment may result in the booking being cancelled and the dates released.
4. Cancellations and changes
Tell us as early as you can — the more notice we have, the more we can usually do. The cancellation terms that applied at the time you booked are recorded against your booking and shown on your confirmation.
Where we are able to re-let the dates you cancel, we will refund what we recover, less any costs already incurred. Deposits are generally non-refundable in peak periods, because those dates are difficult to re-let at short notice.
If we ever have to cancel your booking — for example if the unit becomes uninhabitable — we will offer you an equivalent unit on the estate where one is available, or a full refund.
5. Arrival and departure
Check-in and check-out times are shown on each unit's page and on your confirmation. Please respect them: back-to-back bookings are common, and a late departure directly affects the next guest.
The number of guests may not exceed the number stated on your booking. The estate register must reflect everyone staying in the unit.
6. House rules and the estate
Each unit's house rules form part of these terms and are shown on its page. In addition, GreenHart Village Estate has its own rules covering access, noise, speed limits and the use of shared facilities. Serious or repeated breaches may result in you being asked to leave without a refund.
7. Damage
Please treat the unit as you would your own home. You are responsible for damage caused by you or your party beyond fair wear and tear, and we may recover the cost of repair or replacement. Tell us about accidental damage rather than leaving us to find it — we are reasonable about honest accidents.
8. Liability
Units are let for holiday use. Your possessions and vehicles are your own responsibility. Neither we nor the unit owner accept liability for loss, theft, injury or damage except where caused by our negligence. Nothing in these terms limits your rights under the Consumer Protection Act.
Shared estate facilities — the pool, the beach paths, the restaurant — are used at your own risk. Children must be supervised at the pool and on the beach at all times.
9. Descriptions and photographs
We describe each unit as accurately as we can. Some photographs used on this site show the estate and the surrounding area rather than the interior of a specific unit; these are labelled as such. If anything is materially different from its description on arrival, tell us immediately so we can put it right.
10. Governing law
These terms are governed by the law of the Republic of South Africa.
